Roofing in Vicksburg

Vicksburg is a village south of Portage with a manufacturing past and a housing stock to match. The older core is village housing rather than suburban housing, and that makes it a different roofing job from the subdivisions a few miles north.

Framing is steeper and older. Houses of this vintage were framed with real pitch, which is good for shedding snow and more expensive to work on. Steep roofs need staging, roof jacks and fall protection, stripping and loading both take longer, and the old covering has to be brought down rather than pushed straight over the edge. A quotation reflecting that is being honest rather than greedy, and a firm pricing a village house here at the same rate per square as a Portage ranch has almost certainly not looked.

Attics were never meant to breathe. This is the most important point on this page. Housing from before roughly the middle of the last century was not designed with attic ventilation as a concept. There is often no soffit intake at all, sometimes a gable vent at each end and nothing else, and any insulation was added decades later without baffles.

The result in a Michigan winter is both problems at once. Warm moist air from the house reaches a cold deck and condenses on it, rotting the sheathing from underneath, and at the same time it keeps the upper roof warm enough to melt snow that then refreezes at the eave. A homeowner sees icicles and a stained ceiling and assumes the roof covering has failed, when the covering is often the only part behaving itself.

Correcting it means cutting soffit intake, clearing a path above the insulation with baffles, and putting proper exhaust at the ridge. All of it is far cheaper while the roof is off.

Chimneys. Older village housing means masonry chimneys, often more than one, and chimney flashing is the classic leak. Worth separating the two possible causes before paying for either. Water can be entering at the step flashing where brick meets shingle, or through the masonry itself where the crown has weathered or mortar joints have opened. Both appear inside as the same damp patch, and roofing work does nothing for the second.

Decking. Plank decking with gaps between boards is normal on the oldest houses here. A modern shingle wants a continuous surface, so sheeting over the planks is often part of a proper job. It should appear in the quote as a named possibility with a price, not as a discovery on day two.
